An important goal of the Berkeley Commons Homeowners’ Association Architectural Control Committee is to improve efforts to preserve the pristine nature of our neighborhood and value of our homes.  Proactive neighbors interacting with other neighbors are the key to maintaining the standards of the neighborhood.

General Homeowner Responsibilities:  Maintaining the quality and character of the neighborhood is the responsibility of all residents, the ACC as a chartered authority acting as a representative of the homeowners as a whole.  Highlights of Homeowner responsibilities include the following:


  1. Outside improvements/repairs. If you plan on painting, outside remodeling, landscaping, fencing, or constructing/building/replacing something on the outside of your property (see roof replacement below), you need to submit a written plan with appropriate detail drawings for ACC approval. The approved plan is filed to protect the neighborhood and the homeowner if a complaint is filed in the future. Detached storage sheds and buildings are not allowed. Quick approval/feedback is our goal; call us so we can help speed things along.
  2. Vehicle parking/recreational vehicle storage. Overnight parking on the street of vehicles leased, owned, controlled by, or used by homeowners or tenants is not allowed. Store recreational/commercial vehicles, boats, or trailers outside of The Fairways or The Lake, or within a garage. Storing recreational/utility/camping trailers or boats anywhere on lots including driveways is a violation and a source of many complaints. Any enclosure, concealment, screening outside the garage needs ACC approval.
  3. Roof replacement. Call the ACC for guidance, approval, or for a list of past-approved materials. The many approved new roofs put in The Fairways and The Lake have greatly enhanced home appearance and values.  Make sure you use a reputable roofer.
  4. Landscaping. Homeowners are responsible for maintenance of lawns, shrubs, trees, and/or landscaping materials. Lawns that are dying or dead, full of weeds, or neglected need attention. Homeowners need ACC approval to re-landscape.

Residents in The Fairways and The Lake that have maintained their homes, their surroundings and lawns, and have put in new landscaping have greatly improved their immediate neighborhood appearance. The Fairways and The Lake were established in 1992 with homes being built over the next four years. We require that all external changes to the property are reviewed and approved by the Architectural Control Committee before changes begin. Plan ahead.
